GreenHome Inspector

A GreenHome Inspector aims to help homeowners, landlords, property managers, builders, architects, Realtors, developers and/or renters increase the sustainability of their new and existing housing units by identifying issues and opportunities.

This is done through holistic evaluations of existing properties at any time, specifically during pre- and post-improvement work or before home sales.  An inspector can complete construction plan reviews and guide achieving sustainability goals for new construction.

The GreenHome Inspector is a third-party individual who helps deliver GreenHome Institute’s GreenStar Homes Certification.

Qualifications of a GreenHome Inspector should include those with experience in the housing industry, and that could include but is not limited to:

  • Certified Home Inspectors
  • Previous home builders
  • Building Performance Institute GoldStar Contractors
  • Certified Passive House professionals
  • 301 Energy Rating Index Certified (HERS, etc)
  • LEED Residential Green Raters
  • Certified GreenHome Professionals
  • DOE Home Energy Score Assessors

The credentials needed or required to be maintained by the inspector depend on whether they are involved in new or existing single-family or multifamily housing.

We encourage anyone planning to improve their home, starting a full renovation project, or planning on building new to hire a GreenHome Inspector to ensure it is built better. You can find a list of our inspectors here.

Not sure where to start?

The recommended pathway if you plan to inspect existing residential structures is to obtain your DOE Home Energy Score Assessor Credential Here https://greenhomeinstitute.org/education/leed-for-homes-virtual-green-rater-training/home-energy-score-assessor-interest-form/ & Your GreenHome Associates Here  – These are on-demand courses you can take at the same time, and once both are completed you may apply to be an inspector.

If you wish to apply to become a GHI GreenHome Inspector, please use the ‘Contact Us‘ option here. Certification includes access to inspection tool(s) to evaluate homes for green features while GreenStar Homes Certification.
