Rob Derksen Joins GHI Board 22 – 24

Rob Derksen has spent the past 32 years in the Geothermal heating and cooling industry.  Starting as a shipping clerk for a major Geothermal Distributor, Rob learned the business literally from the ground up.  He has done everything from a Territory Manager for a Geothermal Manufacturer, to Co-owning Michigan Energy Services, (an HVAC company specializing in Geothermal heat pump installations), to HERS Energy Rating, to Sales Training, and Public Speaking about home energy to homeowners and HVAC Contactors.

In 2017, Rob started D4 Consulting to develop a much-needed software package that simplifies the design and sales process for HVAC systems.  This software allows HVAC Contractors to deliver onsite proposals in a single home visit as well as provides comparisons of Geothermal and other HVAC systems to homeowners.

Rob’s well-rounded understanding of the home as a system, and his passion for education-based selling helps Customers choose products and processes that truly match their wants, needs and goals.

Julie Woltil Joins GHI Board 22 – 24

Julie is originally from Montreal, Canada, and has lived on both coasts, New York and California, before settling in to Grand Rapids, MI in 2015. She is passionate about research and statistics, which led her to earn her Ph.D. in psychology, and has been a college professor for the last 11 years. She has always loved researching homes for family members, and finally decided to bring her research talents to real estate! When she is not working with families in finding their perfect home, Julie loves going to pub trivia with her husband Derek, hiking and joining in for family board game night with her four children,

GreenHome Institute Overview

The GreenHome Institute (GHI) is a 501(c)(3) non-profit organization with a mission of “Empowering people to make healthier and more sustainable choices in the renovation and construction of the places we live.” GHI was established in 2000 and primarily operates virtually throughout the US and other locations throughout the world. GHI provides project consultation services for housing professionals and consumers for single or multifamily residential housing renovation or new construction development.

Program Manager Position Summary

GHI is seeking candidates for the full-time position of Program Manager. The selected candidate will be responsible to manage GHI’s residential sustainable build program in compliance with USGBC, GreenStar, Enterprise Communities, and US Department of Energy policies and procedures. The Program Manager will assist the Executive Director achieve fund development goals. The Program Manager will also be responsible to conduct outreach with the intent to improve public policy and legislation in support of sustainable housing development.

Working under the supervision of the Executive Director, the Program Manager will have the following qualifications:

  • Bachelor’s degree
  • At least three years of related home construction experience.
  • Be a credentialed LEED for Homes Accredited Professional and LEED for Homes Green Rater or able to earn LEED for Homes Accredited Professional Certification within 1 year of hire.
  • Ability to learn and quickly become conversant on changing technology and trends in the green home building industry.
  • Ability to work independently, operate remotely, meet deadlines, and maintain accurate records, and develop and present program reports.
  • Ability to balance multiple projects, update on progress, and communicate progress to the Executive Director.
  • Ability to work effectively within the building industry and be skilled at communicating effectively with diverse members, sponsors and interest groups.
  • Ability to collaborate with community members, government agencies, elected & appointed officials and other stakeholders.
  • Expertise at online file management systems and online webinar platforms.
  • Explore and recommend available improved technology platforms, as needed.
  • Excellent verbal, written, communication and presentation skills.
  • Possess strong time management skills.
  • Excellent MS Office Suite skills, Dropbox, and ability to learn additional software as needed.
  • Willingness to travel.

Salary and Benefits

The salary range for the Program Manager is $45,000 to $60,000 annually, plus stipends for healthcare, professional development, and technology support. Reimbursement for travel, lodging, meals, etc. is also provided.

JOB OBJECTIVE OVERVIEW

The Program Manager will oversee manage GHI program offerings and outreach in support of the GHI organizational mission. Under the direction of the Executive Director, general work responsibilities will include, but are not limited to management and administrative support for sustainable build projects, organizational outreach and public advocacy, and other duties in support of the organizational mission.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Administration of Sustainable Build Programs

  • Remain current with residential sustainable build industry knowledge, non-profit sector and/or low-income housing regulations.
  • Present knowledge in a wide range of mediums to reach diverse audiences via meetings, conferences, seminars, and webinars.
  • Responsible for social media outreach for sustainable build program services and public policy and advocacy related information.

Administration of Sustainability Certification Programs and Other Programs

  • Maintain relevant Green Build credentials as defined by governing agencies.
  • Serve as a Green Rater, as defined by Executive Director.
    • Responsible to follow USGBC policy and procedure guidelines for project administrative support, Green Rater service, and communication with USGBC as a LEED Provider Organization.
    • As Green Rater, responsible to follow USGBC process and procedure guidelines and communicate to and through the Primary Quality Assurance Designee (QAD).
  • Follow and execute the USGBC guidelines Green Rater procedures, maintain accurate records of and provide regular, detailed progress reports to the Executive Director.
  • Responsible to work in conjunction with Green Rater staff and consultants to review their work in compliance with USGBC guidelines, assist with project Green Rater scheduling and verification, live or virtual, and provide assistance with technical questions.
  • Responsible to develop, implement, and evaluate success of all programs in support of the GHI organizational mission.
  • Oversee the GreenStar Homes certification tool and the Zero Energy Capable program, and make recommendations for improvement as needed.
  • Responsible for Green Build certification duties, including but not limited to the following:
    • Administration, project consulting, rater, facilitator, project team relationship management, and ensure project quality assurance.
  • Participate in regular program meetings, prepare and distribute communications to Green Raters, and prepare annual report for program agencies. Under the direction of the Executive Director, assist to fulfill the GHI Strategic Plan and mission for future growth and success of the organization.

Fund Development Responsibilities

Fund Development revolves around three primary areas in relation to GreenHome Institute operations. The Program Manager will work with the ED responsible in establishing fund development, financial, and program impact goals via the yearly budget and strategic planning process.

  1. Membership Development
    1. Establish and maintain positive relationships with existing and new members
    2. Recruit new members
    3. Manage the membership management system
    4. Provide membership metrics and reports to ED
    5. Educate members on membership benefits
    6. Develop and conduct membership training programs
    7. Contact expiring or expired members for renewal
    8. Develop partnerships to add member benefits
  2. Sponsorship Development
    1. Establish and maintain relationships with existing sponsors
    2. Recruit new sponsors
    3. Establish an effective sponsorship management process
    4. Maintain sponsorship management system
    5. Provide membership metrics and reports to ED
    6. Educate sponsors regarding sponsorship benefits
    7. Contact expiring or expired sponsors for renewal
    8. Negotiate sponsorship fees and benefits
    9. Update sponsorship marketing materials as needed
  3. Donations – PM will work with ED to
    1. Manage donations through weekly webinars
    2. Maintain donor metrics and provide reports to the ED
    3. Manage, maintain and update GuideStar

GHI YOUTUBE CHANNEL SUBSCRIBER LIST TOPS 10,000

(June 30, 2022, Grand Rapids, MI) — The GreenHome Institute (GHI) today announced its YouTube channel has reached 10,000 subscribers. The GHI channel focuses on information related to building more energy-efficient, healthy green housing.

“We consider 10,000 subscribers a significant milestone in our outreach efforts,” said JoséReyna, Executive Director in making the announcement. “More people today are thinking about the impacts of climate change and the escalating costs of heating and cooling their homes over time. We are proud that the information we provide about energy efficient and healthy homes is reaching a growing audience.”

Buildings represent 40 percent of U.S. energy consumption annually, with residences alone encompassing up to 21 percent of that figure. Sustainable homes are designed and constructed to be as energy efficient, or energy neutral, and healthy as possible.

GreenHome Institute’s YouTube videos are hosted by GHI Program Manager Brett Little, who gives housing professionals and consumers alike a behind-the-scenes look at the makings of sustainable housing, whether it’s single-family homes, multi-family or mixed-use construction, new or renovated. Little speaks with architects, builders, homeowners, tenants, energy raters and others with direct experience in energy-efficient, net-zero homes. All GHI YouTube videos are eligible for continuing education (CE) credits for builders.

“We want to thank our YouTube subscribers for signing up and encourage them and everyone interested in healthy, green homes to enjoy and share the GHI channel,” Brett Little said. “We look forward to providing more information and personal insights into healthy green homes in the months and years ahead.”

Gross Residence Goes GreenStar Homes & Zero Energy Ready

Hamilton, Michigan  – The Gross Residence, a new construction project by GHI member builder R-Value Homes and designer Image Design, picks up the GreenStar Homes Certification, including Zero Energy ready, electrified living, and peak load shaver badges.

This home is resilient-ready with Insulated Concrete Forms, a metal roof, battery back up, slab on grade, and is built in a zone with a flood factor of 1 out of 10. The home has many aging-in-place features,  such as zero-step entrances and hallways, and no steps inside. They are reducing the need for future costly and carbon-intensive modifications with these designs.

GreenStar Homes certification requires no exposure to gasses and combustion, and so by building all-electric, the project team avoided these issues and the needed testing. The project achieved a HERS rating of 11 with just under 3,000 KWHs of electricity needed for a year, in the 5.92 kw solar array. Besides backup power, the battery and the solar allow the home to stay off-peak demand when carbon emissions are high and use more renewables when they are more prevalent on the grid, and keep energy bills down. The home features an air source heat pump system for heating, cooling, and water heating.

The garage is air-sealed from the home for improved air quality, and a heat recovery ventilator is set up to run continuously at 45 CFM. Low or no VOC paints and primers were used.

Bradford Station achieves MI’s first GreenStar Homes Certification in Multifamily

Grand Rapids, MI – Bradford Station is an all-new apartment complex in the Belknap Lookout Neighborhood featuring right-sized living spaces and also achieved the all-electric living badge.

GreenStar Homes requires each project to achieve items in the five pillars of Green.

Energy | Health | Materials | Water, and Place

For energy, this project went all-electric using Mitsubishi ductless cold-weather climate mini-splits, R 26 zip walls with exterior insulation and tape sealed, reduced air leakage of less than 300 CFM per unit, and building micro units reduced energy demand in the space overall. The project achieved HERS ratings of 45 and 47 per different unit types.

“Conventional wisdom is that heatpumps do not work in cold climates, and you need backup heat. We are proving that wrong here at Bradford Station. The average utility bill was $60, and the highest in winter was $90. The average energy use was 350 kWh per month, with the highest unit using 7,000 kWh in one year, with the predictions from the energy model of 5,000 kWh per month. By going all-electric and ductless, we cut costs as well on gas lines and ducts, and we can now buy renewable energy credits to go zero-carbon” – Peter Skornia, President, Bazzani Building Company.

The heatpumps come factory-charged to ensure proper refrigerant and less global warming potential from it. The runs on the hot water lines are short distances given smaller unit sizes and reduce energy and water waste.

For health, the project used the Panasonic decentral whisper comfort energy recovery ventilator (ERV), which retains lost heat from incoming fresh air, and is set to meet the ASHRAE 62.2 2010 standard. Combine this with the electric stove, this helps ensure reduced cooking emissions as well. Bathfans are energy star, and tested at 50 CFM and vented to the outdoors. GreenStar Homes requires gas leak and combustion testing because many new HVAC is found to have leaks, but that cost was avoided here by eliminating the gas line!

When it comes to materials or durability, this project features all hard flooring and surfaces, steel braided hoses on the washers, drain pans under the water heater, slab on grade construction so no basement, and a completed energy star water management checklist.

When it comes to water use the project achieve a Home Water Score of 4, which was a result of water-efficient appliances, including

Toilet 1.28 GPF

Shower 1.75 GPM

Bathroom 1.2 GPM

Kitchen aerator 1.5 GPM

Clothes Washer 4.2 IWF

Dishwasher 3.1 GPC

The project was also inspected for leaks and proper water pressure.

The last was the place and this included as a requirement avoiding the floodplain which this project was built in flood factor 1 of 10. It also has a walk score of about 50, access to public transit, high housing density per buildable land, and re-used and existing lots instead of taking up green space.

Re elected: Brendan Molony GHI VICE President

Brendan Molony is a graduate of Aquinas College with a bachelor’s degree in sustainable business and for the last six years has led the sustainability program at Bronson Healthcare Group. Brendan has a passion to drive organizational and community development while taking into account the people, planet, and financial success. Focusing on waste reduction, mobility, green building design, local/healthy food, green cleaning, and smarter purchasing, Brendan has helped Bronson become one of the top 50 Green hospitals in the United States as rated by the Becker Review, while also saving the organization over $2million annually.  Brendan has served as past chair of the Michigan Health and Hospital Association’s Green Healthcare Committee, is also a founding board member of Bike Friendly Kalamazoo, and board president of the South West Michigan Sustainable Business Forum. He currently serves on the board of Community Homeworks as secretary and the Vine Neighborhood Association as vice president. Kay Rose, a West Michigan native, has an extensive background in professional administration and customer service in both for and non-profit sectors. After experiencing a layoff, she launched a

 technology can help solve social problems. Much of my research addresses the environmental and human health consequences of energy production and use. I employ quantitative decision analysis, buttressed by qualitative insight, to understand how economic, political, and operational realities constrain technology deployment. In particular, this research focuses on finding strategies to decarbonize the economy, and to adapt to the warming that has and will occur even if we cut greenhouse gas emissions very rapidly. I am keenly interested in finding ways to make both mitigation and adaptation equitable.”
